Today on the Listing Agent Lifestyle Podcast, we're talking with Todd Martin from North of Dallas, and we had a great discussion about the idea of dominating a specific category, and using the Getting Listings program to look at the opportunity you have to triangulate and be a market maker.

Todd has chosen golf course homes, and you'll hear in the call why that's such a great category. But in truth, there are lots of great categories; townhouses, condos, lakefront homes, oceanfront homes, or whatever category you can think of and give a name too, that people would recognize.

As we're talking about applying the ideas to golf course communities, just remember you can replace everything we're saying about golf course's and replace it with the category you choose, because the ideas here are the key to really maximizing the investment you make in dominating an area for the longterm.

Ep109: Kevin Kauffman

Today on the Listing Agent Lifestyle podcast, we're talking with Kevin Kauffman from Phoenix, but not just from Phoenix. Kevin's team is spread all over, and as you'll hear, he's got a team of 40 people, all over the country, that have a pretty dynamic situation going on.

Ep107: Crystal Swearingen

Today on the Listing Agent Lifestyle podcast, we're talking with Crystal Swearingen from Lawrence, Kansas.

This is a really interesting conversation because Crystal is in a situation where Lawrence, Kansas is an adjacent market to Kansas City, and one of the questions people often have when they're adjacent to a bigger market is, should I straddle into that market and try and get a bigger piece of the pie.

The adjacent bigger market is very alluring, so we talked about the idea of raising the intensity in an individual market to really try and optimize what you have and dominate, before deciding to spread out to other markets.

We've talked a lot about this idea of approaching your business like Proctor & Gamble would approach their business by creating individual pillars or individual brands.

Proctor & Gamble does it in a way where they have 23 individual brands that do over $1 billion in sales, so it is possible to have multiple markets, but I like to encourage people to maximize one market at a time, and over time, build out the portfolio, rather than trying to get a little bit of a lot of markets.

We can take that same lesson and apply it here, and you'll hear how we walk through the mindsets of dominating each market.

Ep106: Robert Jellesed

Today on the Listing Agent Lifestyle podcast, we're talking with Robert Jellesed from Medford, Oregon, which is about as far away from Winter Haven, Florida as you can get, and still be in the United States!

This is a really interesting conversation because one of the things that's unique about Robert is he's applying our Getting Listings program to the commercial investment property market. He's very thoughtful, analytic, and has a lot of great experience in analyzing investments that gives him a lot of knowledge to share with his audience.

He's done a lot of research on his target audience in selecting and finding the 7,000 homes, or property owners who own all of the multifamily properties in his part of Oregon, so we had a great conversation about the adaptability of all the principles, the chassis, of our Getting Listings program, and applying it to multifamily homes.

He's going to be able to really make great things happen in this market, and if you're interested in the psychology of how the program works, we get into a lot of the details here in this conversation.

Ep104: Jeff Jones

Today on the Listing Agent Lifestyle podcast, we're talking with Jeff Jones, and this episode is a really interesting topic because it's something you may have heard me talk about on other podcasts.

One of the desires I have, whenever we talk about home services, is I have a desire personally for home management for homeowners.

We often think about property management for people who invest in real estate, but if you own a house, you're the property manager for your own property. Anything that goes wrong or anything that needs to be done; ultimately, you're the one responsible for it.

I've been thinking about this as a category for a long time, and the way I describe it to people is 'I want to live in my house like I'm a guest in your house'.

I want someone who can be the responsible adult and do all the things a responsible adult would do, proactively, to take care of a house, and I would happily pay for that service.

Well, Jeff has heard me talk about that, and he's taken it on himself to put this kind of service together.

So this is a great conversation to brainstorm what it might look like, the implications of a service like this, and how to start the process and leverage the referrals form people who already know, like, and trust us.

Ep103: Jacob Scott

Today on the Listing Agent Lifestyle Podcast, we're talking with Jacob Scott from Lawrenceville, Georgia.

One of the things we focused on is how to identify the best area for you to target and dominate a Getting Listings category. We looked at starting with how people view these areas and the horoscope effect. How can we make something appealing to a very specific set of people because they recognize 'that's me.'

This is where we get talking about neighborhoods versus a town or a school district. We want to get as narrow as we can to where people recognize the area and say 'that's me,' and we walked through the psychology of that reaction, and how to evaluate and compare one area to another by comparing the total yields from these markets.

We ended the conversation talking about how to really enroll your top 150, and get maximized results from the people who you know, and you'd recognize if you saw them at the grocery store, so you get them programmatically thinking about you every time they hear a conversation that involves real estate.

Ep101: Dylan Kennelly

Today on the Listing Agent Lifestyle podcast, we're talking with Dylan Kennelly from just outside Las Vegas, Nevada.

This is a really exciting episode because Dylan's a guy who, just a few months ago, started falling in love with marketing. He came into our GoGoAgent world here and began implementing all of the ideas we talk about on these podcasts.

He started getting his top 150 together, and we talked about how to ramp that up. He took action and has twice mailed the world's most interesting postcard to the list he has, and already has some interesting results that you'll hear about.

Then we talked about Getting Listings and how he can secure a gold mine area he's found, so we spent a lot of time focused on how to really establish himself as the 'Go-To' guy in this particular neighborhood.

Dylan's going to be someone we can watch over the next 12 to 24 months as an amazing case study, so the question is really going to be, will you stick with us, watch what's happening, and let's see if it can be you too.
