Kathy's a relatively new real estate agent, less than three years, and she has a very interesting situation because she started mailing the Getting Listings postcards but stopped after a few months when it didn't immediately turn into new listings.
Fast forward a couple of months, and all of a sudden, she had three transactions from the Getting Listings people she kept in touch with, so seeing it work, she's started sending the postcards again.
This isn't an uncommon situation, and we had a really great conversation about scaling, and the opportunities for growth.

It's an interesting story that brought Jeff to the show. He was listening to an earlier episode and heard his good friend Barry Pilcher talking at one of the mastermind sessions we did from Orlando. He called up Barry, reconnected with him because of this podcast they have in common, and Jeff decided it would be a great idea to come on the show himself.
It's a small world, even in quarantine.
So, we had a great conversation. Jeff's been a realtor in Silicon Valley for a long, long time. He has a great specialty in high rise condos, and we talked about some really great strategies for completely dominating that market.

Today on the Listing Agent Lifestyle podcast, we're talking with David Simon from Bergen County, New Jersey. David's been a long time resident of Bergen County. His family ran a hardware business for 70 years there, so he has a lot of roots that he used to start as a real estate investor, buying and flipping homes, and then into becoming a real estate agent.
Both he and his wife practice real estate. They work in both commercial and residential, but today we focused on building up the residential side of their business, and the two main things to create a game plan for 2020.
Most of his business comes from referrals, so we talked about how to shore that up and build up the number of people in his database, his top 150, the list of people that he's communicating with, and shoot for the 20% return on relationships we talked about.
Then we talked about Getting Listings and went through a real analysis of how to pick the right area within Bergen County, and what the implications of that could be over the next two years.
So this is a really great episode if you're focused on increasing the number of referrals you get or looking at getting more listings from a particular area.

I really enjoyed this conversation because so much of what Justin's doing in the industrial real estate market mirrors exactly what we talk about in the residential real estate market.
We went through all the ways of creating a 'Before Unit' to attract his ideal clients without making outbound phone calls, which is always my preference. Everything I do to engage people is framed as 'what would I do if my phone only accepted incoming calls?'
We went through the process of narrowing down to a single target market and thinking through how to get those people to raise their hands. Then we talked about ways to educate and motivate those people so when they're ready, they'll take the next step.
There's a lot you can extract from this episode that will apply to your market as well.

Today on the Listing Agent Lifestyle Podcast, we're talking with Jamie Harnish from Toronto.
Jamie has picked a great midtown area of 5,400 condo's around Yonge and Eglinton that he's trying to dominate, and one of the challenges, of course, is that a lot of them are rental units.
The reality is, the way advertising mail works in Canada means there's always some unavoidable overspill as he has to deliver to some homes that aren't in his category, so we talked about a lot of the psychology of the long game.
He's making all the right moves for what he's trying to achieve, there are lots of great opportunities to split test the information he's sending. He started with a direct mail campaign in March, and digital ads in April, and we talked about the comparison and what actually happens next.
This is a great episode, really looking at strategically planning to dominate.
