Today on the Listing Agent Lifestyle podcast, we're talking with Erick Spiegel from Eau Claire, Wisconsin, and I'm excited for Erick because he's a brand new agent, literally a month into his real estate career.
We took a walk down memory lane today and talked about when I was first getting started in real estate, what motivated me to get started, and what a really actionable plan would be for Erick. This is what I would do starting out in Eau Claire Wisconsin or in Poughkeepsie, New York, or in Baton Rouge, Louisiana, for that matter, wherever you are.
If you're brand new in real estate, this is the plan I would follow.
So take a listen with that in mind and think about how this applies to you.

Today on the Listing Agent Lifestyle podcast, I've got a really interesting conversation with my good friend, Joe Polish.
Joe and I host the I love marketing podcast. We've done that now for about 10 years, but I've known Joe for about 25 years, and someone pointed out to me recently this interview I'd recoded with Joe many years ago for his genius network interview series.
This was a great conversation about lifestyle and lifestyle design, and one of the things, as you know, with our Listing Agent Lifestyle model is about combining your business while building an amazing lifestyle. So, listening to this brought back memories of some of the formative thoughts that went into the evolution of what turned into the Listing Agent Lifestyle.
I think as the summer progresses, and we're thinking about our lifestyle as we coming back from being in quarantine, there's a lot of opportunities to reevaluate our lifestyles and to evaluate what we determined is the success of our lifestyle, so this is a perfect time to think about these thoughts, and this conversation is a great catalyst for you.

Today on the Listing Agent Lifestyle podcast, we're talking with Kathy Cunningham from Indianapolis.
Kathy's a relatively new real estate agent, less than three years, and she has a very interesting situation because she started mailing the Getting Listings postcards but stopped after a few months when it didn't immediately turn into new listings.
Fast forward a couple of months, and all of a sudden, she had three transactions from the Getting Listings people she kept in touch with, so seeing it work, she's started sending the postcards again.
This isn't an uncommon situation, and we had a really great conversation about scaling, and the opportunities for growth.
We covered a lot of ground, and this is going to be a valuable episode for you.

Today on the Listing Agent Lifestyle podcast, we're talking with Al Alkhatib from Whitby, Ontario, just in the Greater Toronto area.
Al is just getting started with the Getting Listings program, and he's focused on listings in a particular area in Whitby.
We talked through the whole strategy behind the program, the exact things you need to do to make sure it runs, and why you don't need to make any outbound phone calls for it to work.
This is a great episode, especially if you're thinking, 'How can I get listings without having to make outbound phone calls?'

Today on the Listing Agent Lifestyle podcast, we're talking with Jeff Hanson from Silicon Valley, San Jose, California.
It's an interesting story that brought Jeff to the show. He was listening to an earlier episode and heard his good friend Barry Pilcher talking at one of the mastermind sessions we did from Orlando. He called up Barry, reconnected with him because of this podcast they have in common, and Jeff decided it would be a great idea to come on the show himself.
It's a small world, even in quarantine.
So, we had a great conversation. Jeff's been a realtor in Silicon Valley for a long, long time. He has a great specialty in high rise condos, and we talked about some really great strategies for completely dominating that market.
There are some great insights here, and I really enjoyed this conversation with Jeff.

Today on the Listing Agent Lifestyle podcast, we're talking with my good friend and long, long, long time client Nanci Garnand.
Nanci is in Colorado, and she has a business that's almost exclusively based on her relationships with her clients, so we talked a lot about the equity of an after unit relationship in generating referrals and building relationships.
It was great to catch up with Nanci, and this is a really great episode to look into the depths of your after unit, and what that can mean for you in terms of where business comes from.

Today on the Listing Agent Lifestyle podcast, we're talking with David Simon from Bergen County, New Jersey. David's been a long time resident of Bergen County. His family ran a hardware business for 70 years there, so he has a lot of roots that he used to start as a real estate investor, buying and flipping homes, and then into becoming a real estate agent.
Both he and his wife practice real estate. They work in both commercial and residential, but today we focused on building up the residential side of their business, and the two main things to create a game plan for 2020.
Most of his business comes from referrals, so we talked about how to shore that up and build up the number of people in his database, his top 150, the list of people that he's communicating with, and shoot for the 20% return on relationships we talked about.
Then we talked about Getting Listings and went through a real analysis of how to pick the right area within Bergen County, and what the implications of that could be over the next two years.
So this is a really great episode if you're focused on increasing the number of referrals you get or looking at getting more listings from a particular area.

Today on the Listing Agent Lifestyle podcast, we're going all the way back to a time when we were gathering with people in public, and to our GoGo Agent Academy in February of 2020.
That was the last time I was in a group of people, and we gathered in Orlando for two days to talk all about the Listing Agent Lifestyle elements as we do each year.
Hopefully we'll be back on track to be able to do it again in February next year because these sessions are one of my favorite things I do every year. We get to talk about the up to the minute, State of the Union discussion of what's working, and what people are doing in pursuit of the eight elements of the Listing Agent Lifestyle.
So, here is session one, and we're going to play a series of these over the summer, so you can experience it like you were there.

Today on the Listing Agent Lifestyle podcast, we're talking with not one but two guests, Penny Alper and Kathy Falco, up in the North East, New York and New Jersey.
They've been thrust into the hotbed of what the media's calling 'the fleeing of people from New York' out to the suburbs. People who are scared to be in cities now and in condos starting a big migration to less densely populated areas.
This creates a great opportunity, and it just so happens that years ago, I created an opportunity outside of Toronto that would absolutely fit with what's going on today.
So in this episode, we talk all about how to position yourself, how to take advantage of this migration, and how to really get in the game as it unfolds.
This is a really interesting episode, with a lot of ideas to take away.

Today on the Listing Agent Lifestyle podcast, we're talking with Justin Smith from Orange County, California.
I really enjoyed this conversation because so much of what Justin's doing in the industrial real estate market mirrors exactly what we talk about in the residential real estate market.
We went through all the ways of creating a 'Before Unit' to attract his ideal clients without making outbound phone calls, which is always my preference. Everything I do to engage people is framed as 'what would I do if my phone only accepted incoming calls?'
We went through the process of narrowing down to a single target market and thinking through how to get those people to raise their hands. Then we talked about ways to educate and motivate those people so when they're ready, they'll take the next step.
There's a lot you can extract from this episode that will apply to your market as well.
