Here's what I'm doing with the Listing Agent Lifestyle Workshop...
We're going to spend June installing the 5 most profitable and predictable systems for the most important elements of the Listing Agent Lifestyle.
We'll start with...
1. Getting Listings
If you're going to have a Listing Centric business, you need to have a way to predictably GET listings...without making a single cold call.
I've been working on cracking the listing code for over 25 years, and I've refined an easy-to-implement system you can deploy (or we can deploy FOR you) that gets listings in any area you want...even if another agent has been working the area for years.
They won't even know what happened.
You just pick the area you want to get listings...and I've done all the creative work for you.
You'll get all the digital and direct mail listing-getting tools and campaigns I've developed over the last 25 years in a turn-key system.
You get the postcards, Facebook/Instagram ads, print ads, fliers, landing pages, and other tools to get listing leads.
You get a fully customizable "How To Sell Your House For Top Dollar - FAST!" book, where YOU will be the author.
I've written monthly conversion letters and a full year of the "Get Top Dollar! Homeseller Newsletter" for you to follow up with your prospects until they are ready to list.
This is the system we've been documenting with an 8-year Case Study and just passed over $2 Million in GCI.
My guiding question to create this system was "What would I do if I wanted to get listings...and my phone only accepts INCOMING calls?"
It's one of my proudest achievements.

2. Multiplying Your Listings
One of the biggest opportunities in your business is turning your listings into multiple transactions.
Every listing you take comes with five opportunities for additional transactions.
Getting the listing sold
Finding THE buyer yourself
Finding A buyer who buys another house
Getting another listing in the neighborhood
Getting a REFERRAL from the seller.
If you look back at your last 10 listings...how many of a possible 50 transactions did you get?
Most of the people I present this idea to are between 8 and 15 transactions out of 50.
To make this a useful, trackable metric for your business...we take that number of transactions and divide it by 10 to calculate what we call your Listing Multiplier Index...or LMI for short.
So, if you got 12 transactions from your last 10 listings...that would be a Listing Multiplier Index of 1.2.
Each transaction is probably worth at least $10,000 to you in most areas of the country.
If your current system for marketing your listings yielded 12 transactions for $120,000...you actually LOST $380,000 by not getting those additional transactions.
Our GoGoAgents who focus on this have raised their Listing Multiplier Index to over 3.5...or the equivalent of $180,000 EXTRA dollars from the same number of listings.
Through the workshop, I'll show you exactly how to do it...and give you all the tools you'll need.

3. Getting Referrals
We've got a metric we use to measure your referrals. We call it Return On Relationship or ROR for short.
We calculate your ROR by taking the number of referrals, direct, and repeat transactions you did in the last 12 months...and we divide it into 150.
150 is what Oxford anthropologist Robin Dunbar says is the number of relationships our human brains can manage.
These are the people, if you saw them at the grocery store, you'd recognize them by name, stop and have a conversation with them.
You're either in regular communication with these people, or you're not...but you definitely have them.
Our Gold Standard is to manage this relationship portfolio for an ROR of 20% (30 transactions).
If you got 15 repeat and referral transactions...your ROR would be 10%. Keep that number in mind.
Every day, these people who know you, like you, and trust you have conversations about real estate with people THEY know.
Chances are, they may not even notice the conversation is about real estate...and if they do...they may or may not think about you.
If they do think about you...they may or may not say anything to their friend...and if they do say something, they don't tell YOU that they said something.
This is why when I ask people to tell me the story of their last referral, it's almost always a story of a call they got out of the blue from someone who said "Hi, I'm Sally, my friend Nancy said you could help me sell my house"
That means your friend or client Nancy had a conversation with Sally that was about Sally selling her house.
Nancy must have said they should call YOU...and they did.
BUT, for every time they do call you...there are probably at least 5 other conversations just like that where they don't call you...and you never know it, until you run into Nancy at the grocery store and she says "Did my friend Sally ever give you a call?"
You say "No, I never heard from her"
They say "Well, I tell people about you all the time!"
That's the problem.
That's why you don't get the number of referrals you COULD, and SHOULD be getting.
I've been working on this puzzle for a LONG time...and about 10 years ago, I cracked the code.
I figured out a simple way to "program" the people who know you to let you know every time they have a referral conversation.
Imagine every time the people who know you hear someone talking about real estate desires like...
Buying their first home
Buying a bigger home
Selling their home
Moving out of town
Building a house
Moving to the country
Buying an investment property
Looking for a fix and flip
Kids going to college
Downsizing
Many, many more...
There's a high probability your people will hear these conversations many times over the next year.

4.Converting Leads
Have you ever had a buyer or seller prospect "slip through the cracks" because they weren't ready to buy or sell right NOW?
The fact is...MOST prospects start the process of buying or selling months before they're actually ready to move.
This is an advantage if you have a systematic way of identifying 5-Star Prospects and staying in touch with them until it's NOW.
In our 8 year Getting Listings Case Study, we track the time between response to our initial post card and when they list their house.
Of the 78 transactions so far...13 of them listed their house within 90 days...and 65 of them were more than 90 days.
5x more people listed more than 90 days from raising their hand.
That's good news for you.
Most of your competitors are on the cold prospecting hamster wheel chasing and competing with the hound dog pack for the elusive "right now" business...and not spending any time building a strategy for the 5X bigger opportunity.
Most people are too short term focused to even see the value in this.
They give up on people, or label them "tire kickers" if they're not ready right now.
90 days is nothing. It goes quickly.
Here's a fun magic trick you can try, even before we get started...
Gather up all the old leads you have. People who called on one of your listings, came to an open house, signed up on your website, Facebook leads...IDX leads...anyone you have a name and email address for.
Send them a simple email that says...
Subject: Georgetown
Hi Nancy...are you still looking for a house in Georgetown?

That's it. That's all you need to say in the message.
We call this "The Amazing 9-Word Email That Revives Dead Leads" :)
You can send that to every lead you've generated in the last 2 or more years...and watch what happens.
Then, I'll show you how to set up a special weekly email that keeps you in contact with all of your prospects in a way that compels them to raise their hand whenever they're ready.
This list of unconverted prospects will become your most valuable asset, and the compounding effect is one of the most reliable ways to achieve financial peace...knowing that every week it's going to be NOW for someone.
There are some subtle things about the way we word these emails that are not immediately obvious to anyone looking at them to recreate.
That's one of the secret advantages I'll share with you. (shhhh)

5.Finding Buyers
If getting listings is the aim...having a steady stream of buyers is the magic catalyst.
Our focus is on being a MarketMaker...and quietly taking over a market before any of your competitors even figures out what's happening.
The secret is to choose a CATEGORY, so you can attract buyers even if you don't have any listings.
When you narrow your focus to a specific (or several specific) target group...you can build a laser specific buyer prospect list to support your listing-getting efforts.
The way it works is to choose a desirable category like Lakefront homes, Golf Course properties, Beach Condos, Oceanfront homes, Country homes, Townhouses, Active Adult, View homes...or any category you can think of for your market.
I'll show you how to attract these buyers (and sellers) on Facebook, Instagram and other online and offline sources to build a specific list of Lakefront BUYERS...while you're simultaneously doing the Getting Listing program to find Lakefront SELLERS.
This constant stream of specific buyer prospects will give you an unfair advantage when sellers are choosing who to list with.
I won't say a lot more about this here...but know that I have every tool you need to make this a reality...and it can happen quickly.
